A conventional gravity drain field is the best septic system there is — no moving parts, no power draw, no control panel, and the longest service life. When the soil supports it, that is what we build.
A lot of ground in southeast Tennessee does not support it. Shallow depth to bedrock on the ridges and the plateau, seasonally high water tables in the river bottoms, and tight clay that will not accept effluent at the required rate all push a site toward an alternative design.
These systems work well. They also cost considerably more to install, they include a pump and a control panel and an alarm, and they need annual attention rather than the three-to-five-year cycle a gravity system runs on. Nobody should buy one without understanding that second part.
When a site needs an advanced system
Shallow depth to bedrock
Common on ridge and plateau lots around Signal Mountain, Dunlap and the Marion County highlands. There is not enough soil below a trench to treat effluent.
A seasonally high water table
River-bottom ground near the Hiwassee and the Tennessee. A field that works in August drowns in February, and the design has to account for it.
Tight clay with a poor loading rate
The soil accepts effluent too slowly for a conventional trench footprint that fits on the lot.
Not enough usable area
A small lot where a conventional field plus reserve area will not fit within the required setbacks.
A failed conventional field with nowhere to rebuild
When the reserve area evaluates poorly, an advanced design on the same ground is sometimes the only permittable option.
A steep site
Slope that makes conventional trenching impractical often suits low-pressure pipe, which doses evenly across contour.

The three designs, plainly
Low-pressure pipe doses small measured volumes of effluent through small-diameter perforated pipe under pressure, spread across shallow trenches. Because it doses rather than trickles, it distributes evenly across the whole field and gives the soil rest periods between doses. It suits shallow soil and sloped sites, and it is usually the least expensive of the alternatives.
Drip dispersal goes shallower still, using emitter tubing close to the surface where the soil is most biologically active. It is very good on tight sites and difficult soils, and it distributes effluent extremely evenly. It requires filtration ahead of the tubing and it is the most maintenance-sensitive of the three — a neglected filter will foul the emitters.
A mound system builds the treatment layer above native grade using imported sand, when depth to rock or water table is the limiting factor. Effluent is dosed up into the mound and treated as it percolates through the imported material before reaching native soil. It works where nothing else will, and it is the most expensive because of the material volume involved.
Which one you get is determined by the soil evaluation and what the county will permit. We will show you the report and explain what it means rather than simply presenting a number.
What owning one actually involves
This is the conversation that too often does not happen at installation, and it is the one that determines whether the system reaches its service life.
An advanced system has a pump, floats, a control panel and an alarm. Those are wear items. The pump will need replacing at some point. Floats stick. Panels take lightning hits — and out here, that is not a hypothetical.
It needs annual service rather than the three-to-five-year cycle a gravity system runs on. That means the tank checked and pumped on its own interval, the effluent filter cleaned, the pump and floats tested, the alarm verified, and on a drip system the filtration serviced.
And the alarm needs responding to. We have arrived at properties where a buzzer had been disconnected because it was annoying. On an advanced system that is not a nuisance alarm — it is the only warning you get, and ignoring it turns a service call into a repair and sometimes a rebuild.
Our maintenance plans exist largely for these systems. We track the interval, we call you, and we keep the record — which also matters at resale, because a buyer looking at an advanced system will absolutely ask for it.
What an advanced system costs depends on
These are the largest septic investments there are, and we quote them with a full written scope rather than an allowance that grows. Free estimate.
- Which design the soil requires
- Low-pressure pipe, drip dispersal and mound systems sit at increasing cost levels. The soil report decides, not preference.
- Design flow
- Bedroom count drives dispersal area. On an advanced system, extra area is more expensive per square foot than on a conventional field.
- Imported material
- Mound systems require substantial imported sand and fill. Haulage distance is a real line item and it varies by site.
- Pump, panel and electrical
- Pump tank, pump, floats, control panel, alarm and a dedicated electrical run. All of it is required equipment, not optional.
- Site access and slope
- Steep or awkward sites need more machine time and sometimes benching. Rock adds hammering.
- Ongoing maintenance
- We tell you what a year of ownership costs before you commit — annual service, filter cleaning, and eventual pump replacement.

Because the soil evaluation found insufficient depth of suitable soil above a restrictive layer — usually bedrock or a seasonal water table. A conventional trench needs a certain depth of usable soil beneath it to treat effluent. A mound builds that treatment layer above native grade using imported sand, which is why it costs more: you are importing the soil the site does not have.
Substantially more, and the range is wide depending on which design the soil requires and how much imported material is involved. Rather than quoting a figure that will not match your site, we get the soil evaluation done and then price the actual permittable design in writing. That is also why we push people to evaluate a lot before they buy it.

The pump, floats, control panel and alarm are all wear items, the effluent filter needs cleaning, and on a drip system the filtration needs servicing. Skipping the annual visit is how a manageable cost becomes a rebuild.
Often, yes, and sometimes it is the only permittable option — particularly where the reserve area evaluates poorly. A low-pressure or drip design can work on ground that will not support conventional trenches. It starts with a fresh soil evaluation of the available area, because the original permit does not tell us what the reserve ground will do.
The pump stops and effluent accumulates in the pump tank, which has some reserve capacity — typically enough for a day or so of normal household use, though that varies by system. Reduce water use during an outage. If the outage is prolonged, call us rather than waiting for the alarm to become a backup.
