
The pitch for tankless is endless hot water, lower energy use, and a longer service life. All three are true when the unit is correctly sized and correctly installed. When it is not, the homeowner paid a premium and still gets a lukewarm shower when the dishwasher runs.

The core difference
A tank heater keeps forty to fifty gallons hot around the clock, ready whenever you want it. When you use it faster than it recovers, you run out and wait.
A tankless unit heats water as it flows. It never runs out in duration, but it has a maximum flow rate at a given temperature rise. Exceed that by running several fixtures at once and the output temperature drops.
The sizing calculation people skip
Sizing a tankless unit is not about bathroom count. It is about two numbers: flow rate in gallons per minute, and temperature rise — the gap between your incoming groundwater temperature and the temperature you want at the tap.
Here is the part that catches people out. Incoming water is meaningfully colder in a Tennessee January than in July, which means a larger temperature rise, which means less flow at the same output. A unit sized on the summer number underperforms every winter.
The gas line question
This is the biggest cost variable in a retrofit and it surprises people. A tank heater might use 40,000 BTU. A whole-house tankless unit can call for 180,000 or more.
Existing half-inch branch lines are frequently undersized for that load, and sometimes the meter itself needs upgrading with the utility. Descaling: not optional here
A tankless unit pushes water through a narrow heat exchanger at high temperature. On hard water, mineral scale builds inside that exchanger, and unlike a tank there is no reservoir where sediment can settle harmlessly.
Scale directly restricts flow and reduces heat transfer. The progression is reduced flow, then temperature swings mid-shower, then error codes, then a failed exchanger — which costs a substantial fraction of a new unit and is frequently declined under warranty without evidence of maintenance.
Annual descaling circulates a mild acid solution through the exchanger for about an hour. With isolation valves fitted at installation it is straightforward. Without them it means cutting into the pipe, which is why we fit them on every install whether or not the customer asks.
Where tankless clearly wins
- Large households that regularly run out of hot water
- Homes where floor space is genuinely valuable
- New construction and remodels, where gas, vent, and drain are cheap to run
- Households planning to stay long enough for the twenty-year service life to matter
- A distant guest suite or bathroom, where a small point-of-use unit solves the long-wait problem
The honest case against
For a one- or two-person household with modest hot water use, the higher installed cost takes a very long time to pay back in energy savings. A good conventional tank is genuinely the better value there, and we will say so.
There is also the cold-water sandwich — a brief cool slug when you turn a tap off and back on quickly. Some people never notice it; others find it irritating. Recirculation features address it at extra cost.
Minimum flow rate matters too: a trickling faucet may not produce enough flow to fire the burner. And in a power outage, a gas tankless unit will not run without electricity for its controls and fan, while a standing-pilot tank heater will.
A note on whole-house electric tankless
For a single fixture, electric tankless works well. For whole-house use it draws enormous amperage — commonly 120 amps or more of dedicated capacity — which means a service upgrade in most existing homes. That upgrade often costs more than the heater itself. Where gas or propane is available, gas is usually the better path.

The row that decides it for most households is the gas line. If the existing supply and venting will carry a tankless unit, the maths usually works. If they will not, the upgrade cost lands on top of the unit and a good tank heater starts looking sensible again.

Tankless is the right answer for a household with real hot water demand that plans to stay in the home, provided the gas supply supports it and you will actually descale it annually.
